About Bidwise
Bidwise is a budgeting tool for people actively bidding on a home in Ireland. It answers one question: if I bid this much, what does it actually cost me — up front and every month?
It is not financial advice. Bidwise does not assess your eligibility for a mortgage, does not apply any lender's criteria, and is not a substitute for talking to a broker, lender or solicitor.
What it assumes
- Repayments use the standard annuity formula on a capital-and-interest mortgage at a fixed rate for the full term. Real rates change.
- Purchase tax follows where you are buying: Stamp Duty in Ireland (1% to €1m, 2% to €1.5m, 6% above), SDLT in England and Northern Ireland, LBTT in Scotland and LTT in Wales, for residential property.
- Your deposit is whatever cash is left after buying costs and your chosen reserve. The affordability check assumes a minimum 10% deposit.
- Buying cost defaults are typical estimates — replace them with your own quotes.
